Our History

Welcome to Pettit Property Management.  My name is Rachel Taylor, owner and founder of Pettit Property Management.  I was an exclusive property manager for a private investor portfolio for five and a half years prior to opening Pettit Property Management. At the start, the portfolio had a rental inventory of 30 units that grew to over 90 units. My initial focus was assessing the portfolio, adjusting the rents at lease renewals and turnovers, recommending specific rental investments to add to the inventory, and overseeing particular renovations to create more cash flow on different units. Within three years the portfolio became a self-sustaining rental portfolio with positive cash flow. Each year, through innovative ideas and a careful study of the market, the portfolio maintained an average of less than 1% vacancy rate while maintaining maximum market rents at all times.  This afforded me extensive experience working directly with investor owners to reach their portfolio goals and meet their expectations of having their real estate investments bring in revenue, while avoiding depreciation through proper preventative care and maintenance.

The Difference

Having worked in the property management field for over 12+ years, I have heard many owners and tenants voice their concerns about the industry of property management. I realized that there are many things that I could offer owners and tenants that are unique to a company that I designed myself. I have taken my experiences, analyzed them, and come up with a system that is directly derived from the expressed desires of both owners and tenants. My hands on approach allows me to continuously update our business model to best accommodate both the needs of our owners and tenants, but also to offer excellent service in a competitive market.

Availability

Every home owner and renter has my personal cell phone number as the owner of the company for 24 hours a day service. They also have the direct cell numbers of our other Property Managers as well as providing a 24 Hour Cell. Here at Pettit, we all work together as a team and make sure your calls are promptly answered. We also have office staff that work 9 to 5 at the office, Monday through Friday to facilitate questions as well. All of our rental signs have cell phone and office contact phone #’s to make sure all rental leads are handled immediately, even on evenings and weekends. We have agents that work evenings and weekends to be on call for showings, which ensure that our rentals get rented faster than the average company. This is proven by the excessively low vacancy rate maintained steadily for 12+ years while the average company ranges from 7-10%! Our excessively low vacancy rates were even maintained throughout the market crash which signifies true sales skills & availability.

Communication

As stated above, we strive to be available for all questions and issues. Along with monthly owner statements, owners will routinely also receive a personal property update from me, as well as further updates any time we address an issue or inspect the unit. For tenants, we have excellent systems in place to manage all work orders that are reported to us, while keeping the tenant and owner aware of how the problem can be solved. At Pettit Property Management, we feel communication is key and leads to a successful relationship with both our owners and tenants.

The owners who we are privileged to work with are excited to offer their homes as quality rentals. We are passionate about offering clean, well maintained homes at the current market price to qualified tenants. We are just as proud of the homes in our inventory as the owners are, and our goal is to offer tenants a rental that they are proud to call their home too!

Openness

Our rates are very simple and we have zero hidden costs with our contracts and leases. We disclose all costs to you at the beginning. There are no automatic renewal clauses of the property management contract, nor is there a cost to end your contract. Our comprehensive leases are designed to protect both owners and tenants. We hope they will serve as a guide for our tenants to be the best renters that they can be – our goal is to provide tenants with the tools to receive a glowing rental reference and their security deposit back! We have an open door policy. Come as you please and stay as long as you would like! Our costs are straight forward. If you have any questions we would be more than happy to answer them for you!
