Our History

Welcome to Pettit Property Management.

I’m Rachel Taylor, the proud owner and founder of Pettit Property Management with several decades of Property Management experience. Before establishing the company, I spent over five years as the exclusive property manager for a private investor portfolio, managing a rental inventory that expanded from 30 to over 100 properties.

During my early years in property management, I focused on evaluating the portfolio, adjusting rental rates during lease renewals and turnovers, and strategically expanding the inventory through targeted investments. I also oversaw renovations on select properties to enhance their value and maximize cash flow. I was committed to exceeding expectations, and within just three years, the portfolio became self-sustaining and began generating positive cash flow.

Building on this experience, I analyzed every aspect of property management—advertising, maintenance, owner expectations, investor goals, tenant preferences, and concerns—and sought to create an elite property management experience that met the highest standards for both owners and tenants. Through innovative strategies and diligent efforts, I consistently maintained an average vacancy rate of less than 1%, achieving maximum market rents and providing a superior level of service. This hands-on experience with investors helped me understand their needs and refine my approach to maximize returns while minimizing depreciation through proactive care and maintenance.

After gaining extensive experience in the private investment sector, I founded Pettit Property Management with a commitment to offering personalized, high-quality services that reflect my values. My goal was to create a company that provides owners with the tools, resources, and market expertise to generate consistent revenue, while ensuring properties are meticulously maintained. Equally important to me was the desire to offer tenants a truly respectful, service-driven experience. I wanted to eliminate frustrations like awkward move-ins, tenants having to manage vendors, or having their schedules disrupted. For us, customer satisfaction and care take priority—even when it means going the extra mile.

Since opening Pettit Property Management in 2011, we have experienced consistent growth, managing an average of 200-300 properties each year. We’ve also expanded our services to include Pettit Realty, a full-service real estate branch offering buyer and seller representation. This allows us to provide a one-stop shop for our customers, combining our extensive market expertise in both property management and real estate. Our real estate agents, backed by our in-depth knowledge of maintenance and property care, are some of the most knowledgeable in the industry. Inspite of all of the growth, we still maintain a family like atmosphere & individual relationship with each and every one of our customers.

Availability

At Pettit Property Management, every homeowner and renter has access to a 24/7 cell phone line, ensuring around-the-clock service. In addition, they are provided with the direct contact information for our Property Managers, as well as a dedicated emergency cell line available 24/7.

We operate as a cohesive team, committed to ensuring that all calls, work orders, and questions are answered promptly. Our office staff is available Monday through Friday, from 9 AM to 5 PM, to assist with any inquiries. To guarantee that rental leads are addressed without delay, all of our rental signs include both cell phone and office contact numbers, ensuring immediate attention, even during evenings and weekends.

Additionally, our agents are available after hours and on weekends to accommodate showings, which significantly reduces the time it takes to lease our properties. This commitment has allowed us to maintain an exceptionally low vacancy rate of under 1% for 20+ years, while the average company experiences vacancy rates between 5-10%. Notably, our low vacancy rates have been sustained even through market downturns, demonstrating our expertise in leasing and our unwavering availability to meet client needs.

Communication

As previously mentioned, we prioritize availability for all questions and concerns. In addition to monthly owner statements, owners will receive regular updates regarding any issues being addressed, insights from drive-bys and inspections, actions taken, as well as recommendations for routine maintenance or observations related to their property.

For tenants, we have implemented streamlined systems to manage all reported work orders, ensuring both tenants and owners are kept informed throughout the resolution process.

This process guarantees a seamless move-in experience, fostering a positive environment for both tenants and property owners.

Openness

At Pettit Property Management, we believe in transparency and simplicity. Our rates are straightforward, with no hidden costs in our contracts or leases. All fees are disclosed upfront, so there are no surprises. We do not include automatic renewal clauses in our property management contracts, nor do we charge a fee to terminate the agreement.

Our comprehensive leases are designed to protect both owners and tenants, ensuring a fair and secure rental experience. We view our leases as a tool to guide tenants in being the best renters they can be and they provide detailed communications of expectations right up front. Our ultimate goal is to help tenants earn a glowing rental reference and the full return of their security deposit.
